Job Description
An established and highly regarded housebuilder is looking to appoint an experienced Site Manager to join their team following the planned retirement of a current member of the site management team.
This is an excellent opportunity for an experienced Site Manager with a volume housebuilding background to join a quality-focused business, overseeing the delivery of high-quality new homes from construction through to completion and handover.
Reporting into senior management, you will take responsibility for ensuring developments are delivered safely, on programme, within budget and to the highest possible quality standards, while maintaining a strong focus on customer satisfaction.
Site Manager – The Role
As Site Manager, you will be responsible for the day-to-day management and coordination of the construction process, ensuring trades, subcontractors, materials and resources are effectively planned and managed to achieve programme requirements.
Key responsibilities will include:
- Managing the construction of plots through to completion and handover.
- Ensuring all works are delivered safely, on time, within budget and to the required quality standards.
- Managing and coordinating subcontractors, trades and site resources.
- Preparing and implementing short and medium-term programmes.
- Organising trades and materials to maximise productivity and maintain programme.
- Ensuring subcontractors comply with relevant H&S requirements, RAMS and site procedures.
- Conducting site inductions, toolbox talks and regular site safety and environmental audits.
- Carrying out weekly scaffold inspections and maintaining relevant records.
- Ensuring sites are well organised, professionally presented and maintained to a high standard.
- Working closely with Contracts Managers and senior management to monitor progress and recover any delays.
- Liaising with Building Control, statutory bodies and other relevant stakeholders.
- Managing customer choices and extras throughout the build.
- Attending weekly site and sales meetings to ensure smooth delivery and handover.
- Managing snagging, quality control and defect resolution throughout the build.
- Supporting customer handovers and demonstrations where required.
- Ensuring handover defects are addressed promptly and in line with relevant industry guidance.
- Maintaining accurate site documentation and ensuring all relevant quality and compliance procedures are followed.
Site Manager – Candidate Criteria
The successful candidate will ideally have a strong background working as a Site Manager for a volume housebuilder, with a proven track record of delivering residential developments to programme and high-quality standards.
You will be organised, proactive and confident in managing subcontractors, trades and site teams, while maintaining excellent health and safety and quality standards.
You will ideally have:
- Proven Site Management experience within volume housebuilding.
- A thorough understanding of housebuilding standards, regulations and quality requirements.
- Knowledge of adoption agreements and service infrastructure.
- NVQ Level 6 in Construction Management, HND, Degree or CIOB membership.
- SMSTS.
- First Aid qualification.
- Scaffold Inspection qualification or relevant experience.
- Temporary Works awareness.
- Strong understanding of RAMS and their application on site.
- A full clean driving licence.
Site Manager – The Package
£65,000 – £70,000 + circa £4500 Car Allowance
Salary will be dependent on experience, with the position expected to commence in December 2026 / early 2027.
